A new gym is open in January at Stapleton House on Oliver Plunkett Street.
The building has been developed at the height of the Celtic tiger for office use but has been empty for the past decade.
Now, Dublin-based gymnastics operator FLYEfit has secured a five-storey long-term lease over the ground floor of the property at the east end of the street next to Ikon Hair and Milan's restaurant.
They are planning to invest € 2m in fit outside the premises and plan to open it in January.
FLYEfit currently operates 11 gyms in Dublin and announced a 6 million euro expansion of two new Dublin gyms, along with their first move to the Cork market.
Together with Stapleton House five floors, the company has also acquired adjacent neighbor for a plant covering 25,000 square meters.
The new gyms on Oliver Plunkett Street and Sallynoggin and Liffey Valley in Dublin are currently mounted before scheduled opening in early January 2019.
"We are particularly pleased to open in Cork that has been on our horizon for some time," said a FLYEFIT spokesman.
"We took the time to find the right building in the heart of Cork City and develop a facility that we know locals will enjoy. Demand for membership has exceeded our expectations and we are looking forward to being part of the local community."
The new gym will include Spin Studios, Cardio and Strength Equipment, an Astro area, a free weight and functional zone, boxing zones and Olympic lift platforms.
The new gym will also contain a conditioning room when it opens. This new facility will be equipped with rowers, skis, attack bikes and air runners.
